I believe The Ambassador being in a constant state of deterioration is a big part of why the area has declined. A restored Ambassador Hotel would be an instant lift for the entire vicinity, not to mention for Los Angeles. It is convenient to downtown, and closer to the rest of the city, perfect for anyone needing to stay near downtown, who might not necessarily want to Stay downtown, and could be a resort hotel like none other in Los Angeles.
